While the economy is suffering through a downturn and the housing market hasn't been promising in past months, Saratoga County is the place to be for local agents.
Released last week in The Business Review, the Capital Region's Top 100
Real Estate Agents were named and the top three work in the Saratoga
region.
Scott Varley, Sharon Byrne and Chad Perkins took to the top three spots respectively. Also in the top 50 agents are Anthony Gucciardo, Kathleen Revell, Aubrey Guri, Julie Bonacio, Cynthia Quade, Kathleen Carswell, Jenny Mirling and Charles Goodridge.
The list was based on volume of residential closings in 2008. Varley closed 227.5 properties with an average sale price of $265,095 and a volume of $60,309,139. Byrne closed 75 properties at an average value of $518,095 and a volume of $38,857,173 and Perkins closed 169 properties with an average value of $213,697 and volume of $36,114,892. The rank was made by total sales amount, not the agent's commission.
Byrne grew up in the suburbs just outside of New York City. She graduated from St. Johns University with a bachelor's degree in English and a minor in education & Psychology. Her master's and doctoral credits were earned at Hofstra and Temple University as a Reading Specialist in the field of special education. She began selling real estate throughout the Capital District including Saratoga, Schenectady, Albany and Rensselaer counties for 16 years and has in depth knowledge of market values and trends. She works for Realty USA.
Varley entered real estate while he was trying to make some cash and become an actor. After going to college for hotel management, he realized that wasn't the direction he wanted to take his life. While his plans called for real estate to be a fallback plan, Varley realized that he was better at selling than acting.
"I love it now. This is what I'm supposed to be doing," he said.
He has 18 people on his team which is an affiliate of Realty USA. With their group approach, there's always someone to catch another's back in tough times, Varley said.
"Right now I feel like a cheerleader. I need to keep everyone motivated. We got to this place with hard work and tenacity. We don't give up," he added.
One of the ways he rose to the top was keeping sellers realistic with their plans and getting potential buyers out on the streets and closing on properties.
"This is the time to buy. Rates are below six percent for the first time in forever," he said. "The time to by is '09."
