Driveway maintenance can often be overlooked by homeowners, but regular upkeep is essential to ensure that your driveway is in tip-top shape, especially after a hardy New York winter.
Damage from salt, the spinning blades of snow throwers, excess water and general usage can all lead to cracks and splitting in the driveway, causing it to degrade quickly if not looked after. Fortunately, sealing your driveway is a quick, easy and cost-effective way of extending the life of your driveway, and companies such as J.S. Seal coating your driveway is the simplest and easiest step you can take to maintain the quality of your driveway. Generally speaking, driveways should be resealed every one to three years, depending on the wear and tear it experiences. For a better idea of when it's time to reseal, check to see if you can make out the individual stones in the asphalt's surface. If you can see the stones, then it's time to reseal.

Resealing your driveway has several benefits, both cosmetic and practical.

"It helps maintain the natural oils that are in the asphalt," Stanley said. "It acts like a lotion on the skin, and it actually helps to replenish the asphalt and keep the surface looking nice."

Seal coating a driveway will also help it to repel water, which can lead to splits and cracks in the asphalt or concrete. Water is one of the most damaging elements for a driveway, and once the cracks begin to appear, the damage will only get worse as cold temperatures in the winter cause it to expand and contract.

Other elements, such as exposure to sunlight and oxygen can also lead to degradation, as well as oil spills and leaks from your vehicles. Seal coating the driveway protects it from all of these threats, preventing sunlight and air from penetrating the surface and making it easier to sweep or clean off chemical spills and other messes.

There are only a few restrictions when it comes to resealing your driveway. If you have just installed a new driveway for your home or business, it's best to wait at least 30 days before sealing so that natural oils in the asphalt can evaporate, which in turn will help create a harder, more desirable surface. You should also take into consideration the type of weather you're likely to experience over a 48-hour period after resealing. Temperatures are ideal once they are above 50 degrees Fahrenheit, and it's best to reseal on days when you know a rainstorm won't come and damage the work for two days after completion.

After that, the procedure is relatively simple.

"It's a pretty easy process," Stanley said. "We come through and power clean the driveway, and then we use liquid asphalt to seal coat it."
