Bonacio Construction’s second of three
\nmixed-use developments in Saratoga Springs,
\nThe Springs on Weibel Avenue, is already drawing
\ninterest. The company has started taking
\ncommitments for another 119 apartment units
\nand 12,000 square feet of commercial lease
\nspace as Phase II nears completion.<\/p>\n

Rents at The Springs are lower than Bonacio’s
\nMarket Center apartment community at
\nRailroad Place, as well as what The Washington
\nluxury apartments on Broadway will be, according
\nto Julie Bonacio, director of sales.<\/p>\n

But she said residents at The Springs will enjoy many of the same features this awardwinning custom homebuilder is known for: “beautiful finishes, large closet spaces, quality appliances, and open, bright floor plans.” The Springs targets a wide spectrum of tenants, according to Maureen Maloney, Bonacio’s marketing director.<\/p>\n

“Young professionals, empty nesters, and even college students are occupying the 59 apartments in Phase I. Plus, we are a petfriendly, non-smoking facility,” said Maloney.<\/p>\n

“The Springs has really blossomed and Phase II is filling up fast.”<\/p>\n

“The Springs Apartments have a townhouse feel with upstairs and downstairs units,” Maloney said. “Floor plans for one, two and three bedrooms range from 1,100 to 2,500 square feet and start at about $1,185 per month.”<\/p>\n

“We are committed to mixed residential and commercial-use development and love what we did with the downtown projects, creating their own little communities,” said Bonacio.<\/p>\n

“We are trying to emulate the same conveniences and places people can walk to in the city, such as the dry cleaner, the barber, day care, eateries and the gym, right at The Springs,” she said.<\/p>\n

But the retail shops are not for residents only. Bonacio said she believes there is a sizeable market of residents around Saratoga Lake who would rather shop at Weibel Avenue than the Wilton Mall.<\/p>\n

Phase I and Phase II are L-shaped buildings that face one another to form a square. Bonacio said there is plenty of green space with walking trails for people and pets. There is enough acreage for a Phase III.<\/p>\n

Sonny Bonacio, company president, has already brought a proposal for that phase to the city Planning Board.<\/p>\n

“We are very happy how this project is going,” Julie Bonacio said. “As we are building them we are filling them, and one-quarter of the retail space in Phase II is already spoken for.” Bonacio is also pleased with the design work that Brett Balzer of Balzer + Tuck Architecture has done for her company, she said.<\/p>\n

“The buildings at The Springs have great curb appeal during the day and are beautifully up-lit at night,” Bonacio said, adding that a signature of Balzer + Tuck Architecture is the cupola, several of which sit atop The Springs as well as other buildings around Saratoga that the team has designed.<\/p>\n
