The first phase of Park Place at Wilton, a
\nmixed-use project at Route 9 and North Pines
\nRoad, will be open by the end of the year, according
\nto the developer.<\/p>\n

Park Place, which is being developed by The
\nGordon Cos., an Albany firm that is also acting
\nas general contractor, will include 114 luxury
\nresidential units and about 16,000 square feet
\nof commercial space.<\/p>\n

Jared George, principal of Tri Capital Realty
\nLLC, the leasing agent for Gordon Cos. and
\npart of the development team, said that about
\nhalf of the residential units will be available
\nby December.<\/p>\n

Construction will be ongoing, but given the
\ndifficulties of building in the winter, George
\ncould not say when the final stage would be
\ncomplete.<\/p>\n

George described Park Place at Wilton as
\na “very unique project.” it will be a total of
\n200,000 square feet, about 183,700 of which is
\nresidential. The 114 units include both two story
\ntownhomes and one-story flats, and range
\nfrom one to four bedrooms.<\/p>\n

The exact use of the 16,350 square feet of
\ncommercial space, which will face Route 9, is
\nstill to be determined, he said.
\n“We’ve had a lot of interest so far early on,
\nwhich is great,” George said. “it ranges from
\nretail to medical to office.”<\/p>\n

He declined to name the potential tenants.
\nThe residential units have also received a
\nlot of interest.<\/p>\n

“We’re in the early stages, but the amount of
\ncalls we’ve gotten has been great,” George said.
\nHe said the inquiries have come from people
\nassociated with GlobalFoundries and Saratoga
\nHospital, as well as empty nesters and others
\nlooking to downsize.<\/p>\n

The units form one large building, with a
\ncenter courtyard that includes a swimming
\npool, pool house, exercise facility and community
\nroom\/business center.<\/p>\n

He said many units have private entrances,
\nalthough the top floor is accessible from an
\nelevator and interior corridor. Residents also
\nhave a choice of an attached or detached
\ngarage.<\/p>\n

Amenities include 10-foot ceilings, bamboo
\nflooring, granite surfaces, stainless steel appliances,
\nfull-size washers and dryers, gas
\nfireplaces with built-in mantles and custom
\nwall colorings.<\/p>\n

George declined to estimate how much rent
\nwould be on the units, but apartments in Gordon
\nCo.’s Park Place at Saratoga, in Saratoga
\nSprings, start at $1,600 a month.<\/p>\n

That project, located at Seward and Morgan
\nstreets behind Saratoga Hospital, will be completed
\nby September, he said. The 57 luxury
\nunits are 100 percent leased, George said.<\/p>\n

Gordon Cos. also has a 23-unit residential
\nproject underway in Bethlehem, and renovated
\nan historic bank building in downtown
\nAlbany to create 14 luxury apartments and a
\nvenue for special events. George said projects
\nrepresenting “a few hundred more units” are in
\nthe approval process and should get underway
\nby early next year.<\/p>\n

The second-generation company, which is
\nowned by brothers Jeffrey and David Gordon,
\nalso owns hotels in New york and Vermont,
\noperate self-storage facilities, and manages
\nabout a million square feet of retail space in
\nthe Northeast.<\/p>\n
