{"id":15178,"date":"2014-06-04T08:19:59","date_gmt":"2014-06-04T12:19:59","guid":{"rendered":"https:\/\/www.saratoga.com\/saratogabusinessjournal\/2014\/06\/mixed-use-project-park-place-at-wilton-will-include-offices-114-residential-units.html"},"modified":"2014-06-04T08:19:59","modified_gmt":"2014-06-04T12:19:59","slug":"mixed-use-project-park-place-at-wilton-will-include-offices-114-residential-units","status":"publish","type":"post","link":"https:\/\/www.saratoga.com\/saratogabusinessjournal\/2014\/06\/mixed-use-project-park-place-at-wilton-will-include-offices-114-residential-units\/","title":{"rendered":"Mixed-Use Project &#8216;Park Place At Wilton&#8217; Will Include Offices, 114 Residential Units"},"content":{"rendered":"<div class=\"img-left\">\n<div><img loading=\"lazy\" decoding=\"async\" alt=\"park place at wilton-hc.jpg\" src=\"https:\/\/www.saratoga.com\/saratogabusinessjournal\/wp-content\/uploads\/sites\/48\/2014\/06\/park20place20at20wilton-hc.jpg\" width=\"300\" height=\"222\" class=\"aligncenter\">\n<\/div>\n<div class=\"img-caption\">Park Place, being developed by The Gordon Cos., will include 114 luxury residential units, consisting of both two-story townhomes and one-story flats with one to four bedrooms.\n<\/div>\n<\/div>\n<p>By Barbara Pinckney<\/p>\n<p>The first phase of Park Place at Wilton, a<br \/>\nmixed-use project at Route 9 and North Pines<br \/>\nRoad, will be open by the end of the year, according<br \/>\nto the developer.<\/p>\n<p>Park Place, which is being developed by The<br \/>\nGordon Cos., an Albany firm that is also acting<br \/>\nas general contractor, will include 114 luxury<br \/>\nresidential units and about 16,000 square feet<br \/>\nof commercial space.<\/p>\n<p>Jared George, principal of Tri Capital Realty<br \/>\nLLC, the leasing agent for Gordon Cos. and<br \/>\npart of the development team, said that about<br \/>\nhalf of the residential units will be available<br \/>\nby December.<\/p>\n<p>Construction will be ongoing, but given the<br \/>\ndifficulties of building in the winter, George<br \/>\ncould not say when the final stage would be<br \/>\ncomplete.<\/p>\n<p>George described Park Place at Wilton as<br \/>\na &#8220;very unique project.&#8221; it will be a total of<br \/>\n200,000 square feet, about 183,700 of which is<br \/>\nresidential. The 114 units include both two story<br \/>\ntownhomes and one-story flats, and range<br \/>\nfrom one to four bedrooms.<\/p>\n<p>The exact use of the 16,350 square feet of<br \/>\ncommercial space, which will face Route 9, is<br \/>\nstill to be determined, he said.<br \/>\n&#8220;We&#8217;ve had a lot of interest so far early on,<br \/>\nwhich is great,&#8221; George said. &#8220;it ranges from<br \/>\nretail to medical to office.&#8221;<\/p>\n<p>He declined to name the potential tenants.<br \/>\nThe residential units have also received a<br \/>\nlot of interest.<\/p>\n<p>&#8220;We&#8217;re in the early stages, but the amount of<br \/>\ncalls we&#8217;ve gotten has been great,&#8221; George said.<br \/>\nHe said the inquiries have come from people<br \/>\nassociated with GlobalFoundries and Saratoga<br \/>\nHospital, as well as empty nesters and others<br \/>\nlooking to downsize.<\/p>\n<p>The units form one large building, with a<br \/>\ncenter courtyard that includes a swimming<br \/>\npool, pool house, exercise facility and community<br \/>\nroom\/business center.<\/p>\n<p>He said many units have private entrances,<br \/>\nalthough the top floor is accessible from an<br \/>\nelevator and interior corridor. Residents also<br \/>\nhave a choice of an attached or detached<br \/>\ngarage.<\/p>\n<p>Amenities include 10-foot ceilings, bamboo<br \/>\nflooring, granite surfaces, stainless steel appliances,<br \/>\nfull-size washers and dryers, gas<br \/>\nfireplaces with built-in mantles and custom<br \/>\nwall colorings.<\/p>\n<p>George declined to estimate how much rent<br \/>\nwould be on the units, but apartments in Gordon<br \/>\nCo.&#8217;s Park Place at Saratoga, in Saratoga<br \/>\nSprings, start at $1,600 a month.<\/p>\n<p>That project, located at Seward and Morgan<br \/>\nstreets behind Saratoga Hospital, will be completed<br \/>\nby September, he said. The 57 luxury<br \/>\nunits are 100 percent leased, George said.<\/p>\n<p>Gordon Cos. also has a 23-unit residential<br \/>\nproject underway in Bethlehem, and renovated<br \/>\nan historic bank building in downtown<br \/>\nAlbany to create 14 luxury apartments and a<br \/>\nvenue for special events.
