{"id":15376,"date":"2014-07-11T14:35:31","date_gmt":"2014-07-11T18:35:31","guid":{"rendered":"https:\/\/www.saratoga.com\/saratogabusinessjournal\/2014\/07\/complete-renovation-of-historic-hotel-to-start-downtown.html"},"modified":"2014-07-11T14:35:31","modified_gmt":"2014-07-11T18:35:31","slug":"complete-renovation-of-historic-hotel-to-start-downtown","status":"publish","type":"post","link":"https:\/\/www.saratoga.com\/saratogabusinessjournal\/2014\/07\/complete-renovation-of-historic-hotel-to-start-downtown\/","title":{"rendered":"Complete Renovation Of Historic Hotel To Start in Downtown Saratoga Springs"},"content":{"rendered":"\n<div class=\"img-left\">\n<div><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.saratoga.com\/saratogabusinessjournal\/wp-content\/uploads\/sites\/48\/2014\/07\/adelphi20hotel20wm.jpg\" alt=\"adelphi hotel wm.jpg\" class=\"alignleft\" height=\"222\" width=\"300\">\n<\/div>\n<div class=\"img-caption\">The ownership group of the Adelphi Hotel will spend multiple millions of dollars on an historic renovation of the 137-year-old building on Broadway\n<\/div>\n<\/div>\n<p>By Barbara Pinckney<\/p>\n<p>After a lengthy delay, the owners of the<br \/>\nAdelphi Hotel expect to officially begin<br \/>\ntheir multimillion dollar reconstruction of<br \/>\nthe historic building in August.<\/p>\n<p>The project will take about 18 months<br \/>\nto complete, said Jeff Ward, construction<br \/>\nmanager for RBC Construction, an arm of<br \/>\nproperty owner Adelphi Hotel Partners.<br \/>\nIt involves a full historic renovation of<br \/>\nthe 137-year-old, 4-story building at 365<br \/>\nBroadway.<\/p>\n<p>&#8220;Every square inch is going to be touched<br \/>\nand felt,&#8221; Ward said. &#8220;This is an incredible<br \/>\nundertaking in time and money and commitment,<br \/>\nand is going to be totally amazing.&#8221;<\/p>\n<p>He said there will be little evidence of<br \/>\nthe work from the street, because RBC is<br \/>\nworking with the city to avoid disturbing<br \/>\nthe streetscape. The front of the hotel will<br \/>\nhave a cleaner look but maintain the same<br \/>\nhistorical character, with a new canopy to<br \/>\nreplicate the 1877 original.<\/p>\n<p>&#8220;But behind those walls, all the way to<br \/>\nthe old courtyard, will be 100 percent new,&#8221;<br \/>\nWard said.<\/p>\n<p>Dominick Ranieri, the Guilderland architect<br \/>\nwho designed the new Aldelphi, said<br \/>\nhe was hired to create a five-star boutique<br \/>\nhotel unlike anything else in the city.<\/p>\n<p>The finished hotel will be about 47,000<br \/>\nsquare feet, including an 8,200 square-foot<br \/>\naddition. It will have 32 two- and three<br \/>\n-bedroom suites of 400 square feet and up.<\/p>\n<p>Ranieri said the suites will have the ornate<br \/>\ntrimmings of the Victorian era, marble<br \/>\nin the bathrooms and other finishings suitable for a luxury hotel.<br \/>\nThe Adelphi formerly had 39 rooms, and<br \/>\nwas open only during the summer. The new<br \/>\nAdelphi will be open year-round.<\/p>\n<p>The lobby will cover the entire first floor,<br \/>\nwith shops, a bar, a fine-dining restaurant<br \/>\nand a 1,200 square-foot, glass-walled conservatory,<br \/>\nwhich will overlook the courtyard<br \/>\nand gardens, he said.<\/p>\n<p>&#8220;So you will have all these different<br \/>\nthemes happening on the ground floor,<br \/>\nbut all of it catering to the summer track<br \/>\nseason,&#8221; Ranieri said. &#8220;Year round, actually.<br \/>\nIt is designed to be the place to be. It will<br \/>\nhave all the modern things you&#8217;d expect in<br \/>\na new hotel, intermixed with the historical<br \/>\naspects of the building.&#8221;<\/p>\n<p>The entire building&#8211;including the basement,<br \/>\nwhere a new spa will be located&#8211;will<br \/>\nbe handicapped accessible. In the past, only<br \/>\nthe front lobby was accessible to people in<br \/>\nwheelchairs.<\/p>\n<p>The plans call for two new elevators and<br \/>\ntwo new staircases. The existing grand staircase<br \/>\nwill be restored and fully functional.<br \/>\nWard could not say how much the extensive<br \/>\nrenovations will cost. The owners<br \/>\noriginally estimated $6 million to $7 million,<br \/>\nbut that was before it became clear just how<br \/>\nmuch work had to be done.<\/p>\n<p>&#8220;It will be well beyond that,&#8221; he said.<br \/>\nThe costs will be offset by state and federal<br \/>\nhistoric preservation tax credits, both<br \/>\nset at 20 percent.<\/p>\n<p>Adelphi Hotel Partners paid Sheila Packert<br \/>\n$4.5 million for the Adephi in 2012. The<br \/>\nprincipals in Adelphi Hotel Partners are<br \/>\nSimon Mild\u00c3\u00a9, chairman and CE O of Richbell<br \/>\nCapital; his son Toby Mild\u00c3\u00a9, president of<br \/>\nRichbell, and Larry Roth. Richbell has developed<br \/>\na number of residential communities<br \/>\nin the area, including The Paddocks of<br \/>\nSaratoga and The Kensington at Halfmoon.<\/p>\n<p>The Adelphi closed following the summer<br \/>\n2012 season. The owners had hoped<br \/>\nto reopen by this summer, but the project<br \/>\nproved more complicated than expected.<br \/>\n&#8220;Because it was so old, there were no<br \/>\nconstruction documents, drawings or<br \/>\nspecifications,&#8221; Ward said. &#8220;Plus there were<br \/>\nnumerous poorly-built modifications to this<br \/>\nstructure over the years that did more harm<br \/>\nthan good.&#8221;<\/p>\n<p>Last summer, RBC began selective demolition<br \/>\non the building, and realized it<br \/>\nwas in dire structural condition. It hired<br \/>\nRyan Biggs Associates, a Clifton Parkbased<br \/>\nengineering consultant, to analyze<br \/>\nthe situation.<\/p>\n<p>&#8220;They said they didn&#8217;t understand why<br \/>\nthe building is still standing,&#8221; Ward said.<br \/>\nRBC expects to have a building permit in<br \/>\nhand this month, allowing it to start construction<br \/>\nin August. Ward said the first step will<br \/>\nbe to make the building structurally sound.<\/p>\n<p>&#8220;There is a lot of work&#8211;a lot of heavy<br \/>\ntimber work, a lot of bracing, a lot of shoring,&#8221;<br \/>\nhe said. &#8220;Then we will start in on<br \/>\nreconstructing within the four walls.&#8221;<br \/>\nHe noted that one of the things that<br \/>\nmakes the Adelphi work so complicated is<br \/>\nthe building&#8217;s position between two other<br \/>\nbuildings. One of those buildings is the<br \/>\n179-year-old Rip Van Dam Hotel, which<br \/>\nwill also be undergoing renovations, and<br \/>\nexpansion, starting in September.
