The success of Timber Creek Preserve,
\na residential subdivision in Ballston Lake,
\nhas Clifton Park-based Brooks Heritage
\nCustom Builders LLC planning three additional
\nphases.<\/p>\n

Geoffrey Brooks, owner of Brooks Heritage,
\nsaid Phase II, calling for single-family
\nhomes and twin townhomes, will begin sales
\nthis month. The company expects to break
\nground on Phase III, which will include
\ncommercial space and high-end apartments,
\nin the spring.<\/p>\n

Phase IV is now before the Town of
\nBallston for approval. Brooks declined to
\ndiscuss the details, but Town Board minutes
\nsay the proposal includes 276 residential
\nunits including 95 single-family homes, 28 buildings of twin and multi-unit townhomes,
\nand 12 apartment buildings with a total of
\n107 units. It would cover 96 acres with access
\nfrom Benedict and East Line Roads.<\/p>\n

“[Timber Creek] has been very well received,”
\nBrooks said. “We are selling homes
\nfaster than we can build them.”<\/p>\n

The subdivision, on Round Lake Road off
\nNorthway Exit 11, was started about three
\nyears ago. It currently has 54 single family
\nhomes and 46 twin townhomes, a park,
\nand 80 acres of forever wild property with
\nstreams, wooded areas and several miles of
\nnature trails.<\/p>\n

Brooks said Phase II will be very similar
\nto Phase I. It calls for 67 single family
\nhomes, and 32 twin townhomes, on 35 acres.
\nThere will be a park with a gazebo, community
\nsidewalks and “old town” ornamental
\nstreet lighting. Residents will also have
\naccess to the forever wild property.<\/p>\n

The homes, which average about $300,000,
\nall are custom built. Buyers select their lot
\nand then choose one of about 25 standard
\nhome designs. They may then make any
\nchanges they want to that design, and
\nBrooks said no two homes are ever the same.<\/p>\n

“People take their own time,” he said.
\n“They work with our engineer to redesign
\nthings. They go out and meet with the
\nvendors. They do their kitchen lay out,
\nbathroom layouts, chose their flooring, their
\nbathroom fixtures, their lighting and so on.
\nAnd so every house is customized.”<\/p>\n

In fact, the rules of Timber Creek say
\nno house within four lots may have the
\nsame design or color scheme. Brooks said
\nthe houses range from about 1,500 squarefeet
\nto 2,500 square feet, with two to four
\nbedrooms.<\/p>\n

The townhomes, which start at $265,000,
\nalso will be built to order. Brooks said that if
\nonly one side of a home is sold, Heritage will
\nstart the other side but leave it unfinished
\nfor a future buyer to customize.<\/p>\n

The next two phases of Timber Creek
\nwill be completely different, and designed
\nto make the subdivision more like a walkable
\ncommunity. Phase III includes 30,000
\nsquare feet of commercial space, topped by
\n32 apartments.<\/p>\n

“We are planning on doing 16 one bedroom
\napartments and 16 two-bedroom
\napartments,” Brooks said. “They will be
\nroughly 1,000 square feet to 1,200 square
\nfeet in size and they will have some higher
\nend amenities to them, such as hard wood
\nflooring and granite countertops in the
\nkitchen.”<\/p>\n

Tenants have not yet been signed for
\nthe commercial space, but Brooks said he
\nhas had interest from restaurants, a day
\ncare center, medical practices and other
\nprofessionals.<\/p>\n

Brooks said Timber Creek was originally
\ndeveloped with empty nesters in mind. It
\nproposed modest homes on smaller lots to
\nappeal to people looking to downsize.<\/p>\n

“That is where it started,” he said. “But
\nthen about a year ago we started seeing
\nsome of [the people from] GlobalFoundries,
\nand the support companies for GlobalFoundries,
\nsome of those individuals
\ncoming in. So we do have a lot of empty
\nnesters but we have everything–we have
\nfirst-time homebuyers, young couples without
\nkids, young couples with kids [and]
\nwe have middle aged people with multiple
\nchildren.”<\/p>\n
