Being able to adapt to rapid changes in
\nthe real estate industry, fueled by advances
\nin technology, is among the reasons Janet
\nBesheer broke away from the Keller Williams
\nRealty franchise to form her own company,
\nEquitas Realty.<\/p>\n

Besheer had the franchise for Saratoga
\nSprings. The new entity remains at 38 High
\nRock Ave. in the city, with a makeover to reflect
\nthe new Equitas Realty brand.
\n“I do think real estate the way we know it is
\nshifting,” Besheer said. Much of that is due to
\ntechnology and the growing online presence
\nfor agents and buyers.<\/p>\n

The way young buyers search is vastly different
\nthese days, she noted. They have smartphones
\nat their fingertips and know their way
\naround the Internet, doing a lot of research
\nbefore they even approach a real estate agency,
\nin many cases.<\/p>\n

With all these changes, Equitas wants to
\nbe able to break free from traditional ways of
\nthinking and create avenues to better serve
\ncustomers and help agents in the company get
\nthe best information.<\/p>\n

The word Equitas, Latin for fairness, is the
\nroot for the English word equity, and echoes
\nequine and equanimity, said Besheer, ideas
\nthat she says are integral to a successful business
\nin Saratoga Springs.
\n“We want a better marketing platform,”
\nBesheer said.<\/p>\n

With data aggregators such as Zillow and
\nTrulia disrupting the traditional advertising
\nmodels by enabling smaller firms to reach a
\nvast number of potential customers online.
\nEquitas is able to tap into those tools and its
\nagents can utilize them.<\/p>\n

“We are able to pick and choose as we go
\nalong,” she said. We can make changes that a
\nlarge company can’t do on a dime.”<\/p>\n

For example, the website the company used
\nto use was difficult to navigate. Besheer said
\nshe doesn’t want her agents to have to be “computer
\ngeeks” to get the information they need.
\n“Our website [now] is clean, new and fresh.”<\/p>\n

“We couldn’t feel more validated in the
\nchanges we’ve made based on the news during
\nour launch week that Zillow.com is purchasing
\nTrulia.com, which overnight changes the
\ndynamic in the real estate industry to its very
\nfoundation,” said Justin White, managing
\ndirector of Equitas Realty.<\/p>\n

He said the decision “to leave the franchise
\nworld and become an independent gives Equitas
\nRealty the ability to change quickly as
\nthe fast-paced changes in the industry occur.”<\/p>\n

Besheer said under the franchise, there
\nwere also geographical restrictions for the business,
\nwhich was confined to Saratoga Springs.
\n“I’d like to have four offices up and down the Northway within the next two years or so,” she
\nsaid. Such a move will attract more agents and
\nimprove service to customers.<\/p>\n

Another plus, she said, is that money that
\nused to go to the franchise can be put into
\nthe company for better training and services
\nfor the agents. The company is changing its
\ntraining syllabus to meet the demands of
\ntoday’s market.
\n“Our agents will have almost mini-MBA
\ncareer training,” she said.<\/p>\n

She added that at Equitas, the agents “are
\nworking together, helping one another, not
\ntrying to beat each other … There are a lot of
\nsmiles in this office.”<\/p>\n
