Bonacio Construction Inc. is converting the former St. John Neumann Residence on Lake Avenue into an 85-apartment assisted living facility for people age 55 and older\n<\/div>\n<\/div>\n

Saratoga County is on its way to getting
\nanother assisted living facility.
\nBonacio Construction Inc. is in the process
\nof converting the St. John Neumann
\nResidence, a former retirement home for
\npriests, into an 85-apartment facility for
\nage 55 and older seniors.<\/p>\n

Bonacio purchased the 11.2 acres at
\n233 Lake Ave. in Saratoga Springs. The
\ncompany plans to add two buildings to the
\nexisting property.<\/p>\n

Larry Novik, director of business development
\nfor the firm, said the company
\nhas worked with neighboring residents
\nto ensure that they are satisfied with
\nthe planned preservation of the existing
\nproperty.<\/p>\n

“We really are not touching the front of the building, the facade will remain basically
\nthe same. It really was a priority,’
\nsaid Novik.<\/p>\n

Novik said they have worked to meet the
\nincreasing need for assisted facilities, while
\npreserving a building with rich history.
\nNovik said the building, built in 1886, has
\nan immense amount of character that he
\nwould not want to change or destroy.
\n“Right now, we are just waiting for several
\npermits from the city to be completed”
\nbefore starting construction said Novik.<\/p>\n

Bonacio Construction is working with LA
\nGroup architecture and engineering firm,
\nwhich Novik said has also done a careful job
\npreserving the character and quality of not
\njust the building, but the surrounding land.
\nThe project has a special use permit to operate as senior housing in the city’s UR-1
\nDistrict. Novik said the City Council has
\nbeen supportive of the project.<\/p>\n

The age of the building has caused some
\nconcern with asbestos and mold. But Novik
\nsaid those issues have been addressed at
\nthe cost of about $600,000.<\/p>\n

The total cost of the project, including
\nadditions, is estimated at $12 million.
\nNovik said the assisted living facility
\nwill be able to offer one-, two-, and three-bedroom
\nunits.<\/p>\n

“Between the primary building and the
\ntwo additional buildings,the residence will
\nbe comparable to other existing assisted
\nliving residencies,” said Novik.
\nNovik said it is hoped the facility could
