{"id":16251,"date":"2015-02-06T17:22:33","date_gmt":"2015-02-06T22:22:33","guid":{"rendered":"https:\/\/www.saratoga.com\/saratogabusinessjournal\/2015\/02\/expansion-of-adelphi-hotel-begins-new-property-acquisition-alters-earlier-plans.html"},"modified":"2015-02-06T17:22:33","modified_gmt":"2015-02-06T22:22:33","slug":"expansion-of-adelphi-hotel-begins-new-property-acquisition-alters-earlier-plans","status":"publish","type":"post","link":"https:\/\/www.saratoga.com\/saratogabusinessjournal\/2015\/02\/expansion-of-adelphi-hotel-begins-new-property-acquisition-alters-earlier-plans\/","title":{"rendered":"Expansion Of Adelphi Hotel Begins; New Property Acquisition Alters Earlier Plans"},"content":{"rendered":"\n<div class=\"img-left\">\n<div><img loading=\"lazy\" decoding=\"async\" alt=\"adelphi-hc.jpg\" src=\"https:\/\/www.saratoga.com\/saratogabusinessjournal\/wp-content\/uploads\/sites\/48\/2015\/02\/adelphi-hc.jpg\" class=\"alignleft\" height=\"222\" width=\"300\" \/>\n<\/div>\n<div class=\"img-caption\">Joe Salzer of BCI Construction, left. and Jeff Ward of RBC Construction, survey the interior of the Adelphi Hotel in Saratoga Springs, which is about to be renovated and expanded\n<\/div>\n<\/div>\n<p>BY BARBARA PINCKNEY<\/p>\n<p>With $24 million in financing now in hand,<br \/>\nthe owners of the Adelphi Hotel in downtown<br \/>\nSaratoga Springs have started the long-awaited<br \/>\nreconstruction of the 137-year-old hotel.<\/p>\n<p>Jeff Ward, construction manager for RBC<br \/>\nConstruction, an arm of property owner Richbell<br \/>\nCapital, said the ambitious project should<br \/>\nbe completed in the summer of 2016.<br \/>\n&#8220;There is a lot of work to be done,&#8221; he said.<br \/>\nMore work than was originally planned,<br \/>\nin fact.<\/p>\n<p>In October, Richbell acquired additional<br \/>\nproperty on Washington Street from the<br \/>\nBethesda Episcopal Church, around the corner<br \/>\nfrom the hotel at Adelphi&#8217;s 365 Broadway<br \/>\nlocation. The parcels, purchased for a total of<br \/>\nabout $2 million, include the former church<br \/>\nrectory and adjacent parking lot, at 19-23<br \/>\nWashington St., and a three-story-building at<br \/>\n39-41 Washington St.<\/p>\n<p>Ward said Richbell has agreed to lease the<br \/>\nlatter parcel, a former parish house, to the<br \/>\nchurch until the spring of 2017. It has not<br \/>\nyet decided what it will do with the property<br \/>\nafter that.<\/p>\n<p>Plans are being formed for the property at<br \/>\n19-23 Washington St. Ward said the historic<br \/>\nstone mansion that had been used as a rectory<br \/>\nuntil 2012 will be refurbished and made<br \/>\navailable for rent.<\/p>\n<p>&#8220;It will be totally restored, as an historic<br \/>\nrestoration,&#8221; Ward said. &#8220;It is tired, it needs<br \/>\na lot of restoration, but it is in much better<br \/>\nshape than the hotel was.&#8221;<\/p>\n<p>The parking lot property, which abuts<br \/>\nthe rear of the hotel property, will become a<br \/>\ncontinuation of the Adelphi&#8217;s back courtyard.<br \/>\n&#8220;We&#8217;re looking at a large resort hotel pool,<br \/>\na ballroom, and more hotel rooms,&#8221; Ward said,<br \/>\nnoting that part of the project is still being<br \/>\ndesigned and is subject to approval by the city.<br \/>\nHe said as many as 20 hotel rooms could<br \/>\nbe added &#8220;but that will be the last phase of<br \/>\nthe project.&#8221;<\/p>\n<p>The plans for the Adelphi itself remain<br \/>\nas announced last summer. They include a<br \/>\nfull historic renovation of the inside of the<br \/>\nfour-story building, with little changes to the<br \/>\noutside of the structure, except for a cleaner<br \/>\nlook and a new canopy to replicate the 1877<br \/>\noriginal.<\/p>\n<p>The finished hotel&#8211;not counting the<br \/>\nWashington St. property&#8211;will be about 47,000<br \/>\nsquare feet, including an 8,200-square-foot addition.<br \/>\nIt will have 32 two- and three-bedroom<br \/>\nluxury suites of 400 square feet and up.<\/p>\n<p>The lobby will cover the entire first floor,<br \/>\nwith shops, a bar, a fine-dining restaurant and<br \/>\na 1,200 square-foot, glass-walled conservatory,<br \/>\nwhich will overlook the courtyard, gardens and eventually the pool.<br \/>\nThe entire building&#8211;including the basement,<br \/>\nwhere a new spa will be located&#8211;will<br \/>\nbe handicapped accessible, Ward said. In the<br \/>\npast, only the front lobby was accessible to<br \/>\npeople in wheelchairs. Plans call for two new<br \/>\nelevators and two new staircases. The existing<br \/>\ngrand staircase will be restored and fully<br \/>\nfunctional.<\/p>\n<p>The Adelphi, which has been closed for<br \/>\nmore than two years, had traditionally been a<br \/>\nsummer-only hotel, but will be open all year<br \/>\nround when finished.<\/p>\n<p>RBC Construction is general contractor for<br \/>\nthe project, and Guilderland architect Dominick<br \/>\nRanieri designed the new Adelphi. Ward<br \/>\nsaid Albany-based BCI Construction was hired<br \/>\nfor the structural package. The contract for<br \/>\nsteel work went to Stonebridge Iron and Steel<br \/>\nof Gansevoort. Masonry work will be done by AJS Masonry of Clifton Park, and Queensburybased<br \/>\nGalusha and Sons Construction is doing<br \/>\nsite work.<\/p>\n<p>&#8220;Those are the major contractors,&#8221; he said.<br \/>\n&#8220;There will be others.&#8221;<\/p>\n<p>A unit of Richbell called Adelphi Hotel<br \/>\nPartners paid Sheila Packert $4.5 million for<br \/>\nthe Adephi in 2012. The principals in Adelphi<br \/>\nHotel Partners are Simon Mild\u00e9, chairman and<br \/>\nCEO of Richbell Capital; his son Toby Mild\u00e9,<br \/>\npresident of Richbell, and Larry Roth. Richbell<br \/>\nhas developed a number of residential communities<br \/>\nin the area, including The Paddocks<br \/>\nof Saratoga and The Kensington at Halfmoon.<\/p>\n<p>The Adelphi closed following the summer<br \/>\n2012 season.
