Work is under way on a townhome housing
\ndevelopment on Division Street on the longdormant
\nproperty that once was the site of
\nEllsworth Ice Cream.<\/p>\n

Belmonte Builders started site work this
\nyear after more than two years in development.
\nMickey Ricciardi, marketing director for
\nBelmonte Builders, said the company started
\nworking with the city in 2012. Because of its
\nlocation, the project had to go through clearances
\nwith the state Historic Preservation
\nOffice.<\/p>\n

“We’ve done all of that work. We wanted
\nto keep the architecture consistent with the
\nvernacular of that area, which is Queen Anne
\n[style]. It has very specific icons to its architecture,
\nand that process took some to time
\nto go through review,” Ricciardi said.<\/p>\n

Ricciardi anticipated the homes being
\nready to move in by the early part of 2016.
\n“We hope to start building houses later this
\nyear, but right now the focus is on the infrastructure–
\nthe water, the sewer, the gas, the
\nelectric,” he said.<\/p>\n

The neighborhood will be comprised of
\ntownhomes. “All are attached homes, in groups
\nof two, three and four. Our target customer is
\nanyone who would like to live in the downtown
\narea. We are literally a thousand feet from
\ndowntown,” said Ricciardi.<\/p>\n

He said between 400 and 500 people have
\nalready expressed interest.
\n“When you have a neighborhood like this,
\nthe main amenity is living downtown. The fact
\nthat we are a short walk from Broadway is why everyone has been calling,” Ricciardi said.<\/p>\n

“Most of the housing product that is down
\nthere now is condominiums, and they are built
\nin a cluster-type of format,” he said of that part
\nof Division Street. “We are doing townhomes.
\nEverything will be on ground level. Each home
\nwill have a basement and a garage. It’s a little
\ndifferent from the condo living that has been
\npredominant down there so far.”<\/p>\n

Ricciardi anticipated floor plans being completed
\nby August. “We’re working with architects
\nfrom Maryland, Seth Harry & Associates.
\nOur in-house architects are working with them
\nto complete floor plans. In a perfect world,
\nwe would begin sales early this fall,” he said.<\/p>\n

The floor plan options will include two-,
\nthree- and four-bedroom designs. Square
\nfootage has not been determined yet. Some
\nhomes will offer finished living space in the
\nbasement.<\/p>\n

Ricciardi said pricing should be determined
\nin the fall, as sales began.
\n“Right now, our primary focus is to let
\npeople know that we are a thousand feet from
\ndowntown. We anticipate the Queen Anne
\narchitecture to be very consistent with what
\nis in that area. So far the reception from the
\nbuying public has been very positive.”<\/p>\n

Ellsworth Ice Cream was founded in 1933.
\nIn more recent years, the company made private
\nlabel ice cream for Hannaford and other
\nretailers, but closed in 2007.<\/p>\n

The land is roughly a half-mile from Broadway,
\nand a few blocks east of Division Street
\nElementary School. It’s in the area of Division
\nStreet, Walworth Street, Cherry Street and
