Construction is expected to start this summer
\non a 60,000, two-story building in Clifton
\nPark that will house medical services for the
\nregion.<\/p>\n

Primarily, the structure on a five-acre parcel
\nat 1783 Route 9 will be the new home of Community
\nCare Physicians (CCP), said Richard
\nRosen, vice president and partner of Columbia
\nDevelopment, the Albany-based company
\noverseeing the project.<\/p>\n

CCP is a multi-specialty medical group
\nwith over 200 providers, 37 practices, and 16
\nspecialties across four counties of the Capital
\nRegion.<\/p>\n

Rosen said CCP will take about 45,000
\nsquare feet of the facility, where it will be both
\nconsolidating offices and expanding services.
\nAbout 6,000 square feet will be inhabited by
\nAlbany Medical Center. Albany Med will have
\nan outpatient offices for neurologists and other
\nspeciality services.<\/p>\n

He said Columbia Development is also talking
\nwith Brass Eye Center in Latham about offices and services going into the building.
\nThe total cost, said Rosen, is estimated at
\n$14.6 million.<\/p>\n

Columbia Development has final site approval
\nfrom Clifton Park.
\n“We’re hoping to start moving dirt sometime
\nin August,” Rosen said.
\nThe site is not far north of Northway Exit 9.
\nHe said if things go well, it could be completed
\nand doors opening in June of next year.<\/p>\n

BBL Construction out of Albany, which
\nhas done many projects in Saratoga County
\nover the years, is the general contractor. The
\narchitectural firm is HCP Architects in Albany.<\/p>\n

“The range of medical services in the
\nbuilding will include primary care, pediatrics,
\nphysical therapy, imaging, Ob\/GYN, urology
\nand more.
\n“It’s a big, big presence for CCP in Clifton
\npark,” Rosen noted.<\/p>\n

Discussions about the project started about
\na year ago.
\n“We were looking for the right site in Clifton Park and were talking to CCP. We feel very
\nenthusiastic about the Route 9 corridor for
\nfuture expansion in Clifton Park,” Rosen said.
\n“The demographics in Clifton Park are as
\nstrong as ever,” he added. “A lot of health care
\nproviders have already planted their flag, so
\nto speak, in Clifton Park. It’s a great move
\nby the company to consolidate services and
\noffer easier access to those services to their
\npatients.”<\/p>\n

Columbia Development was founded in 1988 and over the past 25 years has financed,
\ndesigned and built properties with a combined
\nvalue in excess of $1.5 billion, according to
\ncompany officials.<\/p>\n

It developed 35,000-square-foot cancer
\ntreatment center in Clifton Park for New York
\nOncology Hematology that contains medical
\nand office facilities as well as diagnostic and
\ntreatment programs. It also developed a twostory,
\n60,000-square-foot building in Saratoga
\nMedical Park at Malta.<\/p>\n
