Construction season in the Saratoga County
\nwill be in full swing weeks from now. Area contractors
\nsay work is steady and 2016 is looking
\nlike a solid year.<\/p>\n

“Indicators are strong,” said Mike Munter, vice
\npresident of Munter Enterprises in Middle Grove.
\n“We’re seeing a lot of bidding activity. We sense it’s
\ngoing to be another busy year ahead.”.<\/p>\n

Bob Fortune of BCI Construction said there is a
\nlot of activity in the construction field this year, “but
\nit’s still a very, very competitive business. Margins
\nare very tight. You can’t afford to make mistakes.”<\/p>\n

For Munter, his company is wrapping up work
\non a new building for Greenfield Manufacturing
\nin the Grande Industrial Park in Saratoga Springs.
\nThat is a 35,000-square-foot project on five acres.<\/p>\n


\nAlso in the park, work is nearing completion
\non the Peroxy Chemical building. Munter started
\nbuilding the hydrogen peroxide purification plant
\nlast summer.<\/p>\n

The factory is designed to support the Global-
\nFoundries Fab 8 chip plant in Malta, which uses
\nhydrogen peroxide to clean and remove impurities
\nduring production. The new facility is Peroxy-
\nChem’s second hydrogen peroxide purification
\nfacility in the U.S. and third worldwide.<\/p>\n

Munter will also build a 40,000-square-foot
\nbuilding in the industrial park for AgroChem, a
\nmanufacturer of cleaning products for dairy farms
\nand food processing companies. Munter said the
\ncompany has been leasing space in the park for
\nabout the last decade and has “grown into [needing]
\ntheir own facility.”<\/p>\n

The company is also doing a small expansion
\nat Druther’s on Broadway in Saratoga Springs. The
\nbar\/restaurant, which brews its own beer, is adding
\nkitchen space to accommodate a wood-fired stove
\nfor pizza making, said Munter. There will also be
\naddition space in the bar area, as well as a bar set
\nup specifically for the outdoor patio area.<\/p>\n

Lake Placid Pub & Brewery in Lake Placid has
\nhired Munter to build a structure for a “new concept”
\nbrew house and bar that will be able to seat
\n60 people. Additionally, the company will build a
\nnew fire station for the Galway Volunteer Fire Co.
\non West Street in Galway. The single-story building
\nwill be 12,000 square feet and include a large
\nkitchen, meeting rooms and a community center.<\/p>\n

On the horizon, but pending Planning Board
\napproval, is the proposed outdoor recreation area
\nat the Saratoga Springs YMCA on West Street.<\/p>\n

That proposal calls for a 17,000-square-foot
\naddition on the 22-acre campus. It would double
\nthe size of the summer camp programs, which
\ncurrently serve 140 children, and creating a dynamic
\nrecreational space, YMCA officials said. The
\ncenterpiece is a 4,340-square-foot outdoor pavilion
\ndesigned to serve as an open-air community space
\nand a classroom for the day-campers.<\/p>\n

Fortune said the two big things for BCI in
\nSaratoga County are the Adelphi Hotel renovation
\non Broadway and changing its handling of the Elms
\nhousing development in Saratoga Springs.<\/p>\n

Going back some years, BCI was going to build
\nall the homes, but things were slow in the early
\nyears,” said Fortune. Last year, BCI decided not
\nto build the homes, but put that task in the hands
\nof capable local builders. BCI sells the lots. Since
\nthat decision sales have been “much more brisk.”<\/p>\n

“We hope that trend continues,” he said. “It’s a
\nmatter of us primarily being a commercial builder.
\nIt’s kind of hard to mix the two [commercial and
\nresidential] successfully.”<\/p>\n

The renovation of the historic Adelphi started
\nlast year and has had a few “starts and stops”
\nalong the way due to changes in plans. Most of
\nthose are due to purchase of properties behind
\nthe hotel, which led to alterations in some of the
\nproject goals.<\/p>\n

The plan for 32 guest rooms on the upper floors
\nhas not changed much, he said. There have been
\nchanges in the plans for kitchen space, the bar area
\nand other amenities.<\/p>\n

“The historic nature of the building has presented
\nlots of challenges and surprises,” said Fortune.
\n“We’ve addressed them all as we move forward.”<\/p>\n

The majority of the first floor is in the process
\nof being replaced. A lot of the supporting wood is
\nreplaced with steel reinforcement on the inside and
\nwood on the outside to leave its historic appearance,
\nbut be better meet the safety and structural
\nneeds. He said floors were jacked up and leveled.
\nMany windows were replaced, but done so in
\nkeeping with their historic nature.<\/p>\n

Because of the historic stipulations, the front
\nwindows could not be replaced, but are being
\nremoved and restored, to be later put back in. The
\ncolumns on the porch facing Broadway, Fortune
\nnoted, were hollow wood. They will be replaced
\nwith columns that have steel reinforcement inside
\nand at the top and bottom.<\/p>\n

“It’s amazing they held up all these years,” he
\nsaid.<\/p>\n

Railing on the front veranda will also be replaced.<\/p>\n

In the basement, the floor was lowered to give
\nthe area more headroom. It required the removal
\nof a lot of rock. The flooring above the basement
\nis being re-done.<\/p>\n

Fortune said the monumental staircase visible
\nwhen first entering the lobby will be taken apart,
\nrenovated and replaced. There will be steel within
\nthe new wood framing. It will look the same, but
\n“the old wood was not sufficient for the amount of
\ntraffic the stairway will have,” he said.<\/p>\n

Two elevators will be installed and their will be
\na food service dumb waiter.<\/p>\n

Those are only some of the modifications being
\nundertaken.<\/p>\n

“This thing is going to be like nothing else that
\nexists in Saratoga”, when completed, Fortune said.
\nBonacio Construction Inc. is working on a development
\nproject at 130 Excelsior Ave. in Saratoga
\nSprings will result in a 65-unit apartment complex.<\/p>\n

Construction began in October and the apartments
\nare expected to go on the market in the
\nsummer. It will be a mix of one- and two-bedroom
\nunits, with a few larger apartments, in a four-story
\nbuilding.<\/p>\n

The location is in the eastern part of the city,
\nbetween East Avenue and the Northway. Excelsior
\nAvenue is south of, and parallel to, Route 50. The
\nsite is largely wooded and will have a connector to
\nthe Spring Run Trail, a two-mile loop for walkers
\nand bikers.<\/p>\n

A retail store is also included in the building
\nplan. The neighborhood includes restaurants, a
\nbrewery, a grocery store and other commercial
\ndevelopment nearby.<\/p>\n

According to the company, apartments will have
\nlaundry facilities, internet and cable TV service,
\nkitchens with granite countertops, and hardwood
\nfloors. Rentals are described as “market rate” but
\nactual prices are not yet available. A 24-hour fitness
\nfacility is planned for the tenants, along with
\na community room.<\/p>\n

The $17 million project was designed by Balzar
\n+ Tuck architects in Saratoga Springs. The building
\nwill be a combination of steel and wood frame
\nconstruction with several private entrances and a
\nlobby with elevator.<\/p>\n

In Glens Falls, Bonacio, in partnership with
\nGalesi Group, is building a six-story mixed-use
\ncomplex at the intersection of Hudson Avenue and
\nSchool Street in Glens Falls, on the parking lot next
\nto Glens Falls Hospital. It will include retail on the
\nground floor, commercial offices on the second
\nfloor, and up to 90 apartments on the upper floors.<\/p>\n

Diamond Pointe is a new residential neighborhood
\nbeing built in Clifton Park, located between
\nMoe Road and Vischers Ferry Road. Of its 10
\nhalf-acre lots, three have already sold.<\/p>\n

The project is being developed by Dave Trojanski,
\nwho last year merged his company, Trojanski
\nBuilders, with Bonacio Construction.<\/p>\n

Prospective home buyers at Diamond Pointe
\nwill have the opportunity to work with Trojanski
\nand the Bonacio team to design their own
\nunique custom home. There are no pre-drawn
\nplans for the properties. Prices will range from
\nmid-$300,000 to the mid-$500,000 range and
\nbuyers will be able to choose such amenities as
\nhandcrafted cabinetry, coffered ceilings, home offices
\nand entertainment areas, sunrooms, spacious
\nentries, and mudrooms.<\/p>\n

Frank H. Alessandrini, president of F.H. Alexander
\nInc. contractors in Ballston Lake, said his
\ncompany will be busy converting some Hess gas
\nstation\/convenience store locations into Speedway
\nstores.<\/p>\n

Marathon Petroleum Co., the owner of Speedway,
\nbought the Hess retail operations and transport
\noperations in 2014 and last year transformation
\nof the locations across the country began.<\/p>\n

Alessandrini said his company, working under
\nGilbane Building Co. in Albany, the construction
\nmanagement company for Speedway in the eastern
\npart of the county, did some 123 shops in 2015 and
\nhas more on the schedule this year.<\/p>\n

For Speedway, F.H. Alexander has been doing
\nwork in an area from Dutchess County, north to
\nWarren County.<\/p>\n

Alessandrini said a lot of the work includes interior,
\nupgrading the food service equipment, doing
\nwork with coolers and installing new countertops.
\nHeadquartered in Enon, Ohio, Speedway is the nation’s
\nsecond-largest company-owned and -operated
\nconvenience store chain with approximately
\n2,760 stores located in 22 states.<\/p>\n

“We’re looking forward to a busy spring,” Alessandrini
\nsaid.<\/p>\n

His company will be begin this spring the
\nconstruction of a new Agway store on Route 40,
\nbetween Troy and Schaghticoke. The company
\nis also expanding the dental offices of Dr. Amy
\nPfaffenbach and Dr. George Habeeb and Amy on
\nthe Sitterly Road in Clifton Park. It involves both
\ninterior and exterior work.<\/p>\n

Bids for other projects in the area are pending,
\nhe said.<\/p>\n

Rick Eaglestone of DCG Development in Clifton
\nPark said his company has been involved in the
\nredevelopment of Clifton Corporation Plaza off
\nRoute 146 in Clifton Park. That work will occupy
\na lot of time in 2016.<\/p>\n

The park four buildings in the park will be transformed
\nfrom office use to office\/mixed-use space,
\nsaid Eaglestone. There are four existing buildings
\nof 24,900 square feet each that have gone vacant
\n“for some time” he said. DCG decided to invest
\nmoney into the changes so they can be marketed
\ndifferently and find their successful niche.<\/p>\n

The first floors of the buildings will be thoroughly
\nre-done to accommodate office space. The
\nsecond floors will be made available for service
\nbusinesses and possible retail, even restaurant type
\nspace.<\/p>\n

MLB Construction in Malta will be building a
\nnew dorm at Skidmore College consisting of about
\n100,000 square feet total in four buildings. The
\nthree acres for the project will include parking.
\nPaone Architecture in Saratoga designed it.<\/p>\n

MJ Properties of Clifton Park is planning to
\nbuild 2,800 square feet of office and two storage
\nwarehouses totalling 25,000 square feet on 4.4
\nacres off Stonebreak Road in Malta . The company
\nis also working on Fairchild Technology Park,
\nPhase II, off Usher’s Road in Clifton Park, building
\ntwo offices and warehouse storage totalling
\n100,000 square feet.<\/p>\n
