A proposal to build a 170-unit housing development
\non the site of the Eagle Crest Golf Course
\ncould take six months or more to be approved by
\nthe Town of Clifton Park Planning Board. But,
\nthat’s OK said owner Bill Paulsen.<\/p>\n

He has owned and operated the golf course
\nsince 1991 and he has no plans to close anytime
\nsoon.<\/p>\n

According to Paulsen, ultimately, the parcel of
\nland would be worth more as land for construction
\nthan as a turnkey golf operation. So he is looking
\ninto the housing situation.<\/p>\n

“If we are planning for retirement down the
\nroad, this kind of project is a very long process. If I
\ndecide to retire in 10 years or so, I don’t want to wait
\nfive additional years [for the housing project to
\ntake shape] to finally have the project ready to go.”<\/p>\n


\nPaulsen said he is frustrated by the rumors and
\nnewspaper articles written about the proposal.
\n“The golf course, the driving range and the banquet
\nfacility remain open and going strong,” he said.<\/p>\n

Paulsen recently signed a lease with Nichols
\nFood Service to run the banquet facility. He had
\nrun the banquet component of the operation for
\nseveral years, but decided it would be better to let
\nsomeone else take over who could expand that
\npart of the business.<\/p>\n

With Nichols in charge, they hope to offer more
\nspecial occasion events as they had in the past, such
\nas Mother’s Day and Father’s Day brunches. They
\nalso plan to attract more couples planning their
\nweddings. In the past, weddings were a frequent
\nevent at Eagle Crest and Paulsen is confident that,
\nunder Nichols Food Service, they will increase.<\/p>\n

As far turning Eagle Crest into a new residential
\narea, Paulsen cited several statistics in his plan that
\npoint to its viability looking ahead.<\/p>\n

The mixed residential development, called “Eagle
\nCrest Plantation,” would be comprised of 170
\nhousing units on the 208.3 acre property. Carriage
\nhomes would be built on 10,000-square-foot lots
\nand traditional homes on 13,000-square-foot lots,
\nusing 68.8 acres. The lots would be set back from
\nthe existing roads and neighboring residences
\nand existing trees would be preserved, according
\nto the proposal.<\/p>\n

Another 57.7 acres of land would be dedicated
\nto the town as park land. The remaining 81.8 acres
\nwould be utilized as common space that would be
\nmaintained by a homeowners’ association.<\/p>\n

The plan also calls for direct access to the open
\nspace and trails from each residential parcel. There
\nwould be parking and a walking pathway for use
\nby residents visiting the park land. The combined
\n139.5 acres of common open space and town park
\nwould protect 68 percent of the site as undeveloped,
\nthe proposal states.<\/p>\n

According to the World Golf Foundation, the
\nindustry has lost approximately five million golfers
\nsince 2009 and, locally, Eagle Crest Golf Course has
\nbeen seeing a drop-off of business that mirrors the
\nnational trend.<\/p>\n

At the same time, the proposal says the
\nnumber of people aged 55-plus in Clifton Park
\nhas increased from 20.8 percent in 2000 to 28.3
\n[percent in 2010. The projection for 2020 has that
\npopulation growing to 33.9 percent. The proposed
\nhousing community would provide additional
\nhousing for that segment.<\/p>\n

The smaller-sized homes would offer an alternative
\nfor empty nesters who have raised their
\nchildren in the community and want to remain,
\nbut don’t want a large home.<\/p>\n

Once the Town Board is satisfied with the proposal,
\nit will be sent to the Planning Board. But,
\nfor the foreseeable future, the 18-hole course and
