Witt Construction Inc. in Saratoga Springs is planning a 32-lot housing subdivision on a about 111 acres of land on Saratoga Lake<\/a>. <\/span><\/p>\n

Termed a \u201cconservation subdivision\u201d by John Witt, company president, it will be comprised of 31 new houses clustered on 58 acres of the lot. <\/span><\/p>\n

A pre-existing farmhouse and land for a \u201cgentleman\u2019s farm\u201d will be the 32nd lot. He said. The rest of the land will be undisturbed woodland, open space or wetlands.<\/span><\/p>\n

Called Cedar Bluff Farm, the subdivision will be accessible from Route 9P via Cedar Bluff Road (County Route 71) and from Trombley Road. Most of the houses will be on Hill Road, which ends in a cul-de-sac, and on Trombley Road, said Witt.\u00a0<\/span><\/p>\n

The Town of Saratoga Planning Board approved the sketch plan for the subdivision last June. Witt said he needs further engineering work on the road and driveways, largely because of the steep grades involved. He expects final approval this summer and hopes to begin construction this fall.<\/span><\/p>\n

Witt said houses will range from \u201ccottages\u201d to \u201cnice homes\u201d\u00a0 <\/span>on lots ranging in size from 30,000 square feet to 147,000 square feet. Prices will probably be upward of $500,000. The properties will have county sewer service and individual wells. He intends for every house to have a view of Saratoga Lake.<\/span><\/p>\n

\u201cI\u2019m really excited to be working with the town and with the neighbors,\u201d he said.<\/span><\/p>\n

Witt said the houses will be similar in style to neighboring houses. The amount of clearing around the houses will also be similar, he said. <\/span><\/p>\n

There was also some objection to plans to clear trees near the farmhouse, said Witt. He said the land had been farmland and would be restored to farmland.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"
