Witt Construction is getting ready to begin construction on a new project, Downton Walk, in Saratoga Springs. The condominium project at 27<\/span> Jumel Place includes seven upscale English-style homes that will offer privacy combined with a feeling of community, according to the company.<\/p>\n

The parcel, which was cleared last year, was formerly home to a small manufacturing facility and a ballet studio with apartments.<\/p>\n

The intimate cluster of seven homes will be situated on one parcel of land, offering the feel of a small, intimate neighborhood enclave, but with the advantage of private yards. The homes will range in size from 2,000 to 4,000 square feet, with an abundance of optional spaces that could be used for such things as additional bedrooms, entertainment areas, gyms, wine cellars or lower level garages.<\/p>\n

<\/p>\n

The mixed-material exteriors of the homes will add to the European feel and look, the company said, with stucco, stone, knotty cyprus and brick. John Witt, company president, said cyprus is a wood that holds up well in the upstate New York climate and does not rot. One house will be constructed using reclaimed brick.<\/p>\n

Witt said the homes will all be built \u201cgreen,\u201d with efficient furnaces and\u00a0\u00a0<\/span>insulation.\u201cIt\u2019s the neatest project I\u2019ve designed to date.\u201d<\/p>\n

In addition to the spacious design of each home and the architectural and design features, Witt has added the benefit of a private brick-paved street and sidewalks with radiant heat. Downton Walk is within walking distance of downtown.<\/p>\n

Buyers will become part of the neighborhood association, which includes grounds maintenance and other amenities.<\/p>\n

Construction will commence immediately following approval and Witt said that there is already a lot of interest in the homes. Pricing will begin in the low $900,000 to $1 million-plus. He expects construction to be complete in approximately 18 months.<\/p>\n

Another project of Witt Construction is Cedar Bluff, a 32-lot subdivision near Saratoga Lake. Witt plans to build 31 homes, with the final lot dedicated to re-creating an old farm that was originally on the property. The project will include a lot of open space with views of both the farm and the lake, depending upon the lot location.<\/p>\n

Witt said the engineering phase is \u201cpretty much complete,\u201d but the project has not yet received final approval. He expects to receive preliminary approval for the site sometime in May, with final approval expected later this summer.<\/p>\n

Witt said the lots will be about 1.25<\/span> to 1.5<\/span> acres in size. He also said that a lot of people are looking for somewhat smaller homes, but with all the amenities. They will work with each buyer to design and build a home to the buyer\u2019s specifications and he expects that the homes will have open floor plans, with lots of glass to take advantage of the views.<\/p>\n","protected":false},"excerpt":{"rendered":"
