Whether you've owned a house before or are looking to move into your first, finding the right home can feel like a difficult task. From choosing the neighborhood and school district to deciding on house size and costs, many factors go into making this life-changing decision.

Choosing to build a new home can be fun and exciting, but it can also be stressful if you've never done it before. Here in New York's Capital Region, Belmonte Builders, a local, family-owned business, strives to make that process easier. They work closely with each customer throughout the construction process to personalize their floor plan to fit their lifestyle and then build it to exceed their expectations.

Belmonte Builders is well known across the Capital Region for their wonderful communities in Clifton Park, Round Lake, Saratoga Springs, Stillwater, and beyond. To learn more about one of their newest communities, Alexandria in Halfmoon, we talked with Mike Lust, Belmonte's Director of Sales and Marketing.

Location. Location. Location. Why People Are Excited to Build in the New Home Community of Alexandria

In February 2018, Belmonte officially launched their new home community, Alexandria, conveniently situated in the historic, charming, and centrally located town of Halfmoon.

According to Lust, "Location was key to our choice of developing a new home community at this site...Alexandria's easy access to great shopping, dining and the Northway makes it the perfect choice. Add to that being a part of the Shenendehowa school system and you have all the things that people are looking for...at a great price with homes starting in the high $300's. It truly is one of the best values in the area."

Enjoy Life in an Established Capital Region Community

Alexandria is unique in that it is a new home community (with 51 lots) situated within an already established neighborhood. One of the benefits of building in Alexandria is that home owners get the best of both worlds - a new home built to their specifications and the comfort of being part of a well-established, tight-knit community.

With prices starting in the high-$300's, large lots (half-acre+), and multiple floor plans to choose from, Alexandria has a lot to offer home buyers, especially those who work in the Capital Region.

Think Alexandria might be the right community for you? During our conversation with Lust, he said "Alexandria appeals to both young families and those who are ready to downsize. The convenient location, schools, and price point appeal to the younger families while more mature families are drawn to the maintenance-free lots and the variety of ranch and master-on-the-main floor plans."

Alexandria has 10 unique floor plans to choose from ranging from ranch-style and master downs to the more traditional master up two-story homes. The Belmonte Builders team works hand in hand with their owners to personalize their floor plan. Say for example that you want a little more space for your Great Room - depending on the lot, Belmonte may be able to modify the floor plan to give you that extra square footage by bumping the back of the house or the side by two feet.

Belmonte also offers many standard features in their new homes that are typically upgrades for other builders. A few of these include full-overlay doors and soft close hinges for their cabinetry, garage door openers, rain gutters, and a lawn irrigation system.

Alexandria gives customers a choice in the type of lot they choose. If you don't want to worry about mowing or snow removal, you can choose a lot that has exterior maintenance coverage for a monthly fee. However, if you prefer to take care of your own yard, you can pick a lot with no maintenance fee.

If you're interested in owning a home in this community, the first step is to contact Belmonte's Community Sales Manager for Alexandria, Tina Stanoski. Tina operates out of the decorated model home in the community. She's happy to answer any questions about the community, the available floor plans, and building process, as well as give you a tour of the home so you can see first-hand the quality that goes into every Belmonte home.

The idea of building a new home can be overwhelming if you have never done it before. Belmonte's goal is to make it easier for their customers, and as Lust commented, "We do this work every day, but we realize this may be the first time our customer has gone through the process, and we want it to be as streamlined as possible for them."

Here's how it works:

kitchen table
  • Customer chooses lot
  • Customer chooses floor plan
  • Customers reserves lot with a lot hold
  • Belmonte develops a price workup for review and approval
  • Once the price workup is agreed upon, the customer signs the contract
  • Customer visits Design Center to pick out finishes and selections for the home
  • Floor plans are finalized
  • Construction begins

"From contract to closing, it typically takes between 6-7 months depending on how long the selections process takes (typically between 30-60 days)," Lust said.

Before you know it, your new home will be completed (built to your specifications) and you can settle down to enjoy it and the tight-knit community at Alexandria.

Belmonte Builders: Bringing Dream Homes to Life for Over 40 Years

man at deskOwner of Belmonte Builders, Peter Belmonte

A family-run business, Belmonte Builders has been building high quality, new homes in the Capital Region for more than 40 years. The company is personally involved in every phase of construction, from choosing the site itself and shaping its integration with the community around it, to working closely with its customers to build homes that exceed their expectations.

Belmonte's story begins with Peter Belmonte, Sr., who was previously a senior executive at General Electric. Although Peter had an established role at the company, he was also a visionary, and desired to build the finest custom homes in the Capital Region.

Peter left General Electric in 1977 to begin Belmonte Builders and work toward his goal of making every customer's dream home a reality. In 1985, he convinced his son, Peter Belmonte, Jr., to leave his corporate managerial position and help him grow the family company. Since then, the company has continued to grow and expand its offerings, providing not only the homes, but the neighborhoods that people want to live in.

You can find Belmonte Builders' latest work in cities and towns such as Saratoga Springs, Wilton, Round Lake, Halfmoon, Stillwater, and Clifton Park.
