Two Rochester-based property management and development companies have partnered to build a new residential community in Malta.
Grandeville at Malta will consist of one-, two- and three-bedroom bedroom apartments and townhomes, with the first units available for occupancy by Nov. 1. The project began about a year ago and, when completed, will have a total of 18 buildings.
The leasing office, located at 1 Hemphill Place, is handling layout selection and pre-leasing.
According to Jonathan Katlan, regional manager for national property management company Morgan Communities, the pre-leasing phase is going well and they expect to have one building per month become available for occupancy between November and May of 2017.
Located just south of Northway Exit 12 on the west side of Route 9, the developers chose the area because of its prime location and growth trajectory. They hope to attract residents who are already working in the area or who are moving to Malta because of growing job opportunities in the region.
The location also has access to good education, entertainment and other amenities.
The apartment buildings will house between 30 and 32 units per building, and the townhomes are being built as duplexes with attached one- and two-car garages.
Apartments and townhomes will feature stainless steel appliances and granite countertops, with tile backsplashes in the kitchens, specially made Italian cabinetry, microwaves, dishwashers, disposals, washers and dryers, plank vinyl flooring, central air and heat. It will also be a pet-friendly community, and they will offer a mobile pet grooming service at an additional fee.
Common space in the community will include an indoor pool and jacuzzi. A 24-hour fitness center will have cardio and free-weight equipment. Yoga, cross-fit and other classes will be offered. There will also a clubhouse for residential functions or private events. Pricing will range from $1,400 to $2,300 per month, which includes 24-hour maintenance.
