Coldbrook Resort Campground, an RV park located off Northway Exit 16 in Gansevoort, was purchased for $1.85 million by real estate holding company Coldbrook at Saratoga LLC.
The campground has 280 sites and is open from May 1 until Oct. 16. According to campground general manager Glen Slaymaker, approximately half of the sites are rented for the entire six-month season.
The remaining sites are rented by what Slaymaker referred to as the “in and outs”—people who do not stay for an extended period of time. He said the campground’s occupancy rate typically hovers around 80 percent.
Coldbrook is accessible to RVs of all sizes and has pull-thru sites to accommodate large vehicles. It is an RV camp only, and there are no tenting sites within the park. Site rental fees include a basic cable television package, as well as water, sewer and electricity. Wi-Fi access can be purchased for an additional charge.
The park is located on 140 acres. In addition to a swimming pool that will be heated for the first time this year, there are bathroom, shower, and laundry facilities, a pavilion, and three ponds for catch-and-release fishing.
The campground also has a basketball court, horseshoe pits, a bocce ball court, a softball field, a volleyball court and a playground.
Coldbrook also schedules outdoor movie showings, band performances, and special activities for children and families. The campground is also pet friendly and has its own dog park.
According to Slaymaker, a gate system was recently installed to provide added privacy and security.
Slaymaker’s wife, Edie, is also employed by Coldbrook and handles much of the office work. They have worked for Coldbrook’s new owners at other campgrounds.
“They are very good people to work for. They are very in tune to what needs to be done at the park. They are all about making improvements,” said Slaymaker.
In addition to the Slaymaker’s, Coldbrook will employ two couples who will serve as facility managers. They will live on site in their own trailers That means someone will be available 24 hours a day to assist campers.
