Bonacio Advances Luxury Condominium Projects In Growing Saratoga Springs Market

Bonacio Development is completing two luxury condominium projects in Saratoga Springs, including The Waldorf and 78 Church Street, offering high-end finishes and walkable downtown living.

Bonacio Development is nearing completion of two high-end, Saratoga Springs condominium projects with some units priced at more than $2.2 million.

The Waldorf, at 122 Regent Street, is an historic Tudor-style carriage house dating to the early 20th century, which the firm has converted to five units.

“The location is ideal, steps away from the starting gate at the track and steps away from walking through Congress Park to Broadway in downtown,” company President Julie Bonacio said. “It’s pretty special in that aspect.”

High-end finishes are found throughout including herringbone hardwood floors, fireplaces, coffered ceilings, quartz countertops and gourmet appliances. Each of the building’s five units have private outdoor spaces and garages, and two have rooftop terraces.

A furnished model was opened for prospective buyers in late November and all units will be finished by January 1.

“For people coming out of a big house, downsizing, but still wanting a little yard this is the perfect mix,” Bonacio said. “With condos, it’s easy living. Just shut the door and go travel if you want to.”

A homeowners association covers water, sewer, snow removal, exterior common area maintenance and building insurance. Residents are responsible for lawn mowing, but yards although quite small still have room enough for people who like to garden.

Bonacio bought the building two years ago from The Waldorf School and has made a $10 million investment, including the purchase price, converting it to condominiums.

“It was originally part of the Mabee Mansion on Union Avenue,” Bonacio said. “Back in the day this carriage house housed numerous things, but they also had electric cars in there, which I find fascinating.”

Through the years it had been used as a home and was also owned by Skidmore College before The Waldorf School acquired it.

“We had the vision of keeping the integrity of that historic beauty and architecture,” Bonacio said.

Each unit, ranging in size from 1,800 to 2,000 square feet, has three bedrooms and 2.5 baths. If desired, elevator access can be provided, also.

The Waldorf units are priced starting at $2.2 million.

The company’s other condominium project, a new 72,000-square-foot, five-story building with 23 units, is at 78 Church Street four blocks west of Broadway.

The top four floors have condos and the ground floor has two commercial spaces, parking and a community room residents may use for events such as family gatherings or business meetings.

Condominium marketing is far reaching, including internationally, with outlets such as The Wall Street Journal and the duPont Registry, a luxury lifestyle brand.

“You’re going to get a mix of people,” Bonacio said. “Some have horses and come in just for summer for track season. But you see more and more people coming back other times of year because there’s so much to do in Saratoga. People from New York, Washington, D.C. and Boston are coming and falling in love with Saratoga. They might have another home in Florida, and want to spend six months here.”

Units at 78 Church Street will also be completed by the end of this month.

The building occupies a space previously occupied by a small strip plaza, which Bonacio razed. The total project is costing $34 million.

Units are priced from $1.2 million to just under $2 million and range from 1,700 to 2,500 square feet.

Options include two bedrooms with two baths, two bedrooms with two baths and a den, and three bedrooms with a den and 3.5 baths.

“They all have individual balconies, fireplaces, hardwood throughout, gourmet kitchens, ample closet space and big, big windows,” Bonacio said. “They have an open floor-plan concept that’s great for entertaining.”

Amenities include a second-floor gym and a rooftop terrace available for all residents’ use.

“The building’s location has a neighborhood feel, but it’s walkable to everything,” Bonacio said.

Like The Waldorf, a home owners association for 78 Church Street covers water, sewer, trash, snow removal, exterior common area maintenance and building insurance.

Looking ahead to 2026, Bonacio declined to reveal specifics, but said her firm is pursuing plans for another condominium project, walkable to downtown, with units priced from about $450,000 to $700,000.

“That should be going online this summer,” she said.
