The land is cleared and the footings and foundations are going in for a new luxury condominium development at 116 West Ave. about a mile west of downtown Saratoga Springs.

When completed, West Condominiums will include 34 two-bedroom residences, 4,100 square feet of retail space, and amenities including a rooftop swimming pool and underground parking.

The developers are waiting for final approval of their offering plan from the Office of the Attorney General, according to Scott Varley, a licensed real estate broker with the Scott Varley Team Keller Williams Capital District, who is marketing the project. If all goes well, a model unit will be available in about a year, he said.

The large Victorian gothic building on Washington Street, once a church, stands empty except for construction workers. However, Teddy Foster, campaign director for the Universal Preservation Hall, which now owns the building, can already see it as the home of a 700-seat theater-in-the-round, a year-round venue for performances and community events.

Furthermore, the campaign she heads is within $300,000 of meeting its $5.5 million goal to pay for this phase of the transformation.

The theater, with a 45-foot-high ceiling, will occupy the second floor of the building. Community space and an atrium will be on the lower floor.

It all started with a sawmill. In 1827, Captain Isaac Henry Curtiss built his sawmill on Charlton Road and by it’s 125th anniversary in 2015, Curtis Lumber Co. grew to over 600 employees in 21 locations in New York and northern Vermont.

It had $200 million in sales in 2018, according to the company.

Aside from selling materials, part of the company’s effort goes to working with builders and design teams to see what projects are going on and how Curtis Lumber can help them.

Margie Miller, architectural representative for Curtis Lumber, said the company’s success couldn’t have happened without a strong, knowledgeable sales team and good customer service from the Curtis Lumber team.

State’s Family Leave Program Will Impact Employee Scheduling, Among Other Things

The state’s paid family leave program (PFL) is having a significant impact on some businesses, say those in the Human Resources field.

New York’s PFL has been in effect since 2018, but won’t be completely phased in until 2021. It provides paid time off for individuals to bond with a newly born, adopted or fostered child, care for a family member with a serious illness, or assist a loved one when a family member is deployed abroad on active military service.

As of Jan. 1, New Yorkers may be eligible to take up to 10 weeks of family leave and receive 55 percent of their salary. By 2021, 12 weeks of leave will be offered at 67 percent pay. Weekly pay caps are calculated based on state averages.

Gail Hamel, the owner of Lake George-based Hamel Resources, said the law impacts some businesses more than others. She is a human resources consultant who works with both large and small businesses.

Business Report: What Work Culture Do You Want?

Posted onFebruary 6, 2019February 7, 2019
James Marco, president, principal consultant at Saratoga Human Resources Solutions Inc.

So much of today’s business literature focuses on culture, ping pong tables, juice bars, and other office perks. These are the types of things that are supposed to attract and retain talent.

The fact is, every company has a “culture.”  What is interesting, in many, cases is that management will often see the culture differently from line staff.

Culture is not your mission or vision statement, it’s not found in those motivational wall posters and slogans seen in many office environments. Culture is not found in some grand proclamation from the CEO. And culture certainly isn’t found at a juice bar, cappuccino machine, ping pong table, or bean bag chair.

Culture is found in the daily interactions between staff, the interactions between management and staff, and the interactions of company employees with customers and those with whom you do business. Culture can be a competitive advantage for an organization.

Business Report: Knowing When It’s Time To Say Goodbye

Posted onFebruary 6, 2019February 7, 2019
Rose Miller is president of Pinnacle Human Resources LLC.

By Rose Miller

Who didn’t love Sinatra? Even if you didn’t grow up in his era of popularity, you probably still tap a toe or know a verse of “New York, New York” (not the Alicia Keyes/Jay Z version either).

But I can remember the last few years he was still performing on stage. It wasn’t the wisest choice. The voice was gone and the visual presentation not good. It can be painful to watch a person who is beyond their prime try to keep going well beyond the time to say goodbye.

I’m seeing the same thing in the business world. Both employers and employees who don’t want to admit it is their time to say goodbye. The problem has the same attributes to breaking up with an old lover. You keep at it, keep trying to make it work. You feel badly most of the time. Frowns replace smiles. A sense of emptiness replaces fulfillment.

The New York Racing Association, Inc. (NYRA) and FOX Sports have agreed to a long-term television programming deal that will make FOX Sports the year-round national television home for NYRA racing from Saratoga Race Course and Belmont Park.

NYRA and FOX Sports began their collaboration around the launch of the critically-acclaimed “Saratoga Live” during the 2016 summer meet at Saratoga, which offered 80 hours of live coverage to a national audience on FS2.

In 2019, FOX Sports is scheduled to televise 500 hours of NYRA racing including coverage of nearly every race day at Belmont and Saratoga. The broadcast schedule will then expand to over 600 hours annually in 2020. Officials said the agreement builds upon the prior deal between NYRA and FOX Sports that resulted in more than 100 hours of NYRA coverage on FS2 in 2018.

“NYRA has been a terrific partner and we are looking forward to presenting more horse racing on a national stage than ever before,” said Michael Mulvihill, executive vice president of league operations, research and strategy for FOX Sports. “With this commitment, FOX Sports has taken the lead in developing content in the fast-growing area of sports gaming by expanding our relationship with the most prestigious name in horse racing, the New York Racing Association.”

Shmaltz Brewing Co. To Open Tasting Room At Comedy Works In Saratoga In January

After a chance encounter between Shmaltz Brewing Co. owner Jeremy Cowan and The Comedy Works club owner Tommy Nicchi,  Shmaltz’s Tasting Room has found a new home that will keep them in Saratoga County.

In May, Cowan’s Shmaltz Brewing Co. sold its 30,000-barrel Clifton Park facility in order to focus on brand building. While contract brewing arrangements were made ensuring the beers would continue to be produced and distributed without interruption, the future of the brewery’s tasting room was left in question, according to the company.

In July, plans were made for the Newberry Music Hall, a downtown Saratoga Springs dance venue owned by, and adjacent to, Nicchi’s Comedy Works Comedy Club, to be converted into a full-service event space focused on a wider demographic beginning in early 2019.

In September of 2018 Cowan, who brews a Lenny Bruce-inspired beer (Bittersweet Lenny’s Rye Double IPA aka R.I.P.A), popped in to the Comedy Works thinking the beer would make a good fit as an offering to comedy fans. Cowan and Nicchi had never met. By the end of that day though, the framework was created for the Shmaltz Tasting Room in Saratoga Springs, the company said.

“His beer is amazing and Jeremy has such creative ideas,” Nicchi said of Cowan. “Right in front of me was a successful brewery owner, still hitting the street going bar to bar. He’s a hustler in the best sense of that word.”

“I had no idea a space like this even existed in Saratoga Springs,” Cowan said. “I’d heard of The Comedy Works and knew their reputation and once I got to talking to Tommy I knew he would have my brands best interest at heart.”
